Frequently Asked Questions

What about water?

Both the project Environmental Impact Report (EIR) and private hydrology consultants came to the same conclusion: there is more than adequate water to supply the project, including the vineyard and winery. The Reserve at Laetitia will draw its water from wells on existing Laetitia property. Water use at the project will not affect supplies of nearby well water users.

The Reserve at Laetitia will utilize aggressive water conservation measures, including wastewater and stormwater runoff management to reduce agricultural water demand and increase groundwater recharge, along with optional floating pond liners to reduce irrigation water evaporation. The combination of efforts assures water savings that will offset the project’s water demand. Data and analysis on water for The Reserve at Laetitia is available on the County website.

How will the project address traffic?

Traffic studies have been completed as part of the Reserve at Laetitia environmental impact report. The project design team is working closely with County Public Works and CAL FIRE staff to address circulation elements for the site and the surrounding area.

What is the construction timeline?

The Reserve at Laetitia residential project is proposed to be developed in three phases, with full build out occurring in approximately 10-20 years. Market conditions and buyer demand will affect timing of development.
